did you know, for national investors, the australian median house price rose by 13.1% to $598,000 in december 2013, the biggest yearly rise since 2010.
in adelaide, the median house price also rose by 2.5% to $410,000.
with this in mind, here are some tips for you if you are shopping for a house or an investment property.
buying a home:
when you buy a home, you look for a property with the accomodation you need, in an area that you want to live in, within your budget.
buying an investment property:
for an investment property, you are doing exaclty the opposite.
property investment is about finding a property in high demand and short supply that will go up in value substantially over time.
it is this balance of market opinion and underlying demand which ultimately determines its investment performance, both in terms of income and capital growth.
so before you start looking at properties, ask yourself these four questions:
-why am i buying property?
-is my objective financial or personal?
-what do i want this property to do for me?
-how will this property affect my financial situation, now and in the future?

Timms Real Estate has raised over $12,000 for a range of South Australian charities by organising fundraising events with local organisations.
The “Halloween Hoot” at Port Noarlunga Surf Life Saving Club, raised $4,400, encouraged small to medium sized businesses in Adelaide to network with other businesses and to raise money for a great cause.
Timms Real Estate and McLaren Vale III Associates hosted one of the last local fundraisers of the year, the Halloween themed fundraiser, for Ronald McDonald House Charities, on the 31st of October.
The night was great fun with those attending dressing up in Halloween attire, a live auction, photo booth, side show alley which consisted of games from apple bobbing, coin tossing and a trick or treat wheel. It was great to see everyone get involved and have a few laughs along the way.
“As part of being a more socially responsible and community orientated business, we pledged to raise over $10,000 by the end of 2013, by participating in various charities events wherever we can,” Director of Timms Real Estate, Mrs Valerie Timms said.
“So far we have raised money for Heart Kids, St Vincent De Paul Society, been a part of the Longest Table Fundraiser and raised money for breast cancer. We want to show people that a little bit goes a long way.”
McLaren Vale III Associates Managing Director, Mary Greer partnered with Timms Real Estate for this event to play a part in ensuring local charities had some support as we head towards the Christmas season.
“We wanted to raise money for this fantastic cause so we teamed up with Timms Real Estate to host this event and encourage small to medium businesses to become responsible and proud to be associated with Ronald McDonald House Charities,” McLaren Vale III Associates Managing Director Mary Greer said.
“We were honoured to be a part of an event that has the potential to make such a difference to families and even prouder to be hosting the night with another community minded business.”
Ronald McDonald House Charities previously celebrated 20 years of work.
Ronald McDonald House Charity is an independent, non-profit organisation that helps seriously ill children and their families.
